Found in the heart of downtown Hamilton, Ohio, the new headquarters for Primary Health Solutions made-over an entire floor of dated, vacant offices within the First Financial Bank mid-rise. Light is allowed to filter in from the perimeter of the building to its core because of the strategic use of floor-to-ceiling glass wall systems. Programatically, emphasis has been placed on providing a variety of meeting and drop-in work spaces, from the more formal board room to the more relaxed idea room. The details throughout are aggressively contemporary with a prismatic color palette. Certain materials were able to be re-used from the former tenant area, including part of a marble-clad elevator lobby and portions of the old wood floor — details which date back to the early 1930s when the building was originally constructed.

Located within the modern Anthony Wayne Building in downtown Fort Wayne, Indiana, First Financial Bank occupied the entire 7,800 square foot sixth floor and utilized it as an Executive Center with an array of private and open offices and conference rooms. Starting the project with a largely blank slate (concrete floors and ceiling and a largely open plan), we feel that we produced an Executive Center that is both lush in its detailing and efficient in its layout. The plan makes extensive use of interior glass wall systems, which allows natural light into the core of the building from the perimeter; an effect which is aided by the building’s somewhat narrow and long floor plate.
The three-story First Financial Bank, Union Centre Banking Center functions both as a local banking branch and an administration center for the bank. Architectural flourishes include a bold exterior clock tower and exterior window shade louvers, which helps with energy conservation.

Situated within Oxford’s Mile Square core, the Princess was built on the site of the old four-screen Princess Movie Theater which suffered irreparable fire damage in 2014. This prominent four-story building features a speculative commercial tenant space on the first floor; ten high-end, Modern apartment units on the second, third, and fourth floors; and a fourth floor gym facility with two spacious, outdoor terraces for exercise classes. The re-built exterior canopy preserves the proportions and marquee-style lighting of the original — a distinct streetscape flourish for any future commercial tenant. Each apartment unit has been laid out so as to provide a large, industrial style window within each living room facing the street or an adjacent, open alley. Repetition has been eschewed in favor of a variated but still formal building — this feeling is manifest in the building’s continually recessing and slipping massing and differing apartment layouts.
Rooted at the corner of High and Main Streets in Oxford, Ohio, 1 West High is an unabashedly urban building with a subtle Italianate fascia and brownstone style color palate. The building features a commercial tenant space on the first floor; an in-house fitness center on the third floor; and eleven loft-style apartment units. The nature of the site also allowed for the creation of an elevated outdoor terrace which is accessible to both business patrons and building residents alike. 1 West High also received a Finalist Award by the Tri-State Masonry Institute as part of their 2009 Architectural Awards.
Nestled close to a pair of verdant public parks near the intersection of High and Main Streets in Oxford, Ohio, Bella Place was designed expressly to capitalize on its double street frontage with two separate commercial tenant spaces facing opposite directions. Nine apartment units are situated throughout the second through fourth floors and each individual apartment unit within Bella Place was designed so as to be spread out over these three stories within the building. This unique design allows students an extra degree of privacy within their apartments and provides a tacit reflection of the energetic nature of Oxford’s collegiate lifestyle.
